Project Management and Tenant
Coordination Services
- Establish Project Control Budgets and Schedules;
- Establish appropriate procedures for communication and information
flow amongst all stakeholders associated with the Project;
- Implement and maintain a comprehensive cost accounting and control
system to track all project costs in conjunction with the Client’s
required practices where applicable;
- Organize and coordinate all user and tenant groups and other stakeholders
in the preparation of all functional programming to facilitate effective
project design;
- Establish a cohesive and effective Project Team through a detailed
and well managed Request for Qualifications (RFQ) and Request for Proposal
(RFP) based selection process;
- Organize all Project meetings and communications;
- Prepare monthly Project reporting and presentations to the Client's
Board and related Committees as required;
- Oversee Project design from concept, through design development culminating
in the production of accurate, comprehensive and fully coordinated
construction documents;
- Provide ongoing value analysis review of the developing design with
the prime objective of containing first costs without sacrificing quality
and life cycle sustainability;
- Manage the requisite approvals by regulatory agencies;
- Prepare contract documentation for consultants, construction manager
or general contractor;
- Oversee tendering, contracting and all construction activities associated
with the base building and tenant improvements;
- Review and process all construction draws and other invoicing for
timely payment including holdback release; and,
- Manage a timely and effective Project closeout including the rectification
by the contractor of all deficiencies in a timely and non-disruptive
manner.
